    Our process

    A roof replacement is a sequence of decisions.

    Most of what determines whether a roof lasts thirty years or twelve happens before any new shingle goes down. The assessment, the scope review, the line-item quote — those exist so the decisions get made deliberately, with the roof in front of us.

    1. 01Initial inquiry

      A short call or form submission to confirm scope, location, and timeline.

      We use the inquiry to confirm the work falls inside our service area and the scope is one we take on. If there's a fit, we schedule the on-site assessment. If there isn't, we say so — and refer where we can.

    2. 02On-site assessment scheduled

      Typically 1–2 weeks out, depending on current capacity.

      Lead time on assessments runs longer in spring and fall, shorter in winter. We confirm a window before the visit and call ahead the day of.

    3. 03Roof, access, structure review

      Dean does this personally — 2 to 3 hours on-site.

      The assessment covers the roof itself, the attic where ventilation and any existing damage shows, the property access for crew and dumpster placement, and the conditions around the home that will affect how the work runs.

    4. 04Flashing, ventilation, material findings documented

      What's there, what's working, what isn't.

      Existing flashing condition at chimneys, walls, valleys, and dormer transitions. Existing ventilation — intake, exhaust, balance. Material under the visible roof: deck condition, underlayment age and type. Anything the next phase needs to account for goes on the list.

    6. 05Photo-backed scope documented

      Photos and notes for every finding that informs the quote.

      Findings that drive scope decisions get photographed during the assessment. The photos go into the written report so the homeowner sees what we saw.

    7. 06Written report delivered within a week

      The diagnostic report is delivered before the quote, on its own.

      The report covers conditions found, work the roof needs, work it doesn't, and material recommendations with reasoning. The report stands on its own — homeowners use it whether they hire us or not.

    8. 07Line-item quote issued separately

      If you decide to move forward, the quote follows the report.

      Each scope item is priced separately on the quote so the homeowner sees what each part of the work costs. Optional items (ventilation correction, decking allowances, accent flashing) are listed as line items the homeowner can include or exclude.

    9. 08Homeowner reviews quote

      Time to ask questions, compare with other quotes, and decide.

      We answer questions in writing or on a call. We schedule the work after the homeowner signs and not before. Lead time on the work itself runs 8 to 12 weeks out, depending on season.

    What a line-item quote includes

    Each item priced separately. Each item explained.

    Tear-off
    Existing roofing material removed and disposed of. Decking exposed for inspection.
    Decking repairs if needed
    Damaged or rotted decking replaced before new underlayment goes down.
    Underlayment
    Synthetic or felt — material choice tied to climate, slope, and primary roofing system above.
    Primary roofing material
    Architectural shingle, standing-seam metal, or multi-material per scope.
    Flashing
    Chimney, walls, valleys, dormer transitions, plumbing penetrations.
    Ventilation correction if needed
    Most replacements need ventilation work the original installer skipped.
    Property protection
    Tarps, landscape protection, dumpster placement, daily cleanup.
    Cleanup and debris removal
    On-site cleanup daily, full debris removal end-of-job.
    Warranty terms
    Manufacturer warranty plus Cedarline workmanship warranty terms in writing.
    Property protection

    The roof comes off. The property stays intact.

    The work happens on your property, around the home you live in. That matters operationally. We mark the work zone before tear-off begins. Landscape gets tarp coverage and protection from falling debris. The dumpster sits on plywood-protected driveway sections, not on grass. We sweep the property at the end of every working day — not just at job completion — and the crew runs a magnetic sweep for nails on the lawn before leaving the site each evening. None of this is optional or extra. It's part of how we run a job. A roof replacement should leave the property in the condition it was in when we arrived, minus the old roof.

    Warranty terms

    Manufacturer warranty on the roofing material runs the full length of the manufacturer's coverage — typically 30 years on architectural shingles, 40 to 70 years on standing-seam metal depending on system. Cedarline workmanship warranty covers our installation for 10 years on residential replacements and 5 years on repair work. Both warranties are written. Terms are reviewed before the job starts.
